Sun Valley
An established Summerset subdivision with quick I-90 access and a mix of homes and condos.
Sun Valley is one of Summerset's established subdivisions, and it is the one I bring up when a buyer wants to be in town without waiting on new construction. I live in Summerset, and this pocket is a regular part of how I explain the town to people moving here.
The housing stock
The neighborhood carries a mix of single family homes and condominiums, with the condo product concentrated in Sun Valley Estates. That mix is useful, because it gives buyers at different stages a way into the same location, whether that is a first purchase, a downsize or a low maintenance second home base.
Established does not mean tired. It means the landscaping has grown in and the streets are settled, and it also means we look carefully at roofs, mechanicals and windows on any given property rather than assuming.
The location
I-90 access is the practical draw. Rapid City is a short drive southeast, Sturgis and Spearfish are an easy run northwest, and Ellsworth Air Force Base is reachable without crossing the city.
Summerset itself is the rest of the argument. It is a small, tidy town with room to breathe, and I am here for the same reasons my clients end up here.
