Sun Valley is what new construction eventually turns into. The streets are finished, the yards are grown, the playground is already there and most of the neighborhood has been lived in long enough for owners to have changed things. You get both houses and condominiums here, which gives Sun Valley a little more variety than the newer detached-home neighborhoods around Summerset. Steamboat Park sits inside the neighborhood with a playground, basketball court and picnic shelter, so the everyday recreation is in the subdivision rather than fifteen minutes away. Sun Valley is also the part of Summerset where the usual Summerset answers stop working. Water is Diamond D Water and schools are Meade 46-1. The rest of town often gets different answers.
Why buyers look here
If you want Summerset but do not want an active construction site, this is one of the first places I would drive. Most of the neighborhood is established and resale is the normal way in.
The condos give buyers an attached option that is hard to find elsewhere in Summerset, while the single-family streets still feel like the same town.
The park matters more than a brochure amenity
Steamboat Park is a real City of Summerset neighborhood park with a playground, basketball court and picnic shelter. It is the kind of place that changes an ordinary Tuesday, which matters more to most residents than being able to say a tourist attraction is thirty minutes away.
Water and schools are different here
Sun Valley uses Diamond D Water rather than the Black Hawk Water User District that serves most of Original Summerset. Ask for a recent bill before comparing monthly costs across town.
Sun Valley is in Meade School District 46-1. That district difference is one of the easiest things to get wrong when a buyer treats all of Summerset as one neighborhood.
