Wonderland Homes

Established Black Hawk area housing on big lots, with its own community water system and the kind of 1970s and 1980s homes buyers renovate instead of waiting to be built.

Typical Lot
Examples on Renata Drive and Lola Drive are two acres. No subdivision wide median is published here, so check the acreage on the parcel.

Facts checked August 2026

Renata Drive and Lola Drive do not look like anything built in the last decade. Yards run out past the house instead of stopping at the neighbor's siding, and the houses themselves are the vintage where you inherit somebody's remodel rather than pick finishes off a builder sheet.

The houses, and what they are

County records here read WONDERLAND HOMES SUB LOT, with parcel numbers under 15.74. Examples on Renata Drive and Lola Drive sit on two acre lots and were built in 1977 and 1978. Those are examples, not a subdivision wide standard, so read the acreage and the build year on the parcel you are looking at.

A late 1970s house on two acres is a different purchase than a 2022 house on a quarter acre in Summerset or Stagebarn. You get room, a mature yard where an owner kept one up, and a mechanical list. The roof, the panel, the plumbing runs and the furnace all have a date on them, and the date is the negotiation.

Water comes from the neighborhood, not a well

The Wonderland Homes public water system, PWS ID SD4600421, is a privately owned community groundwater system serving a housing development. As of the October 24, 2025 state information, it serves a population of 750 through 258 service connections, and the last inspection on record was January 10, 2025. That report also assigns the system a moderate contamination risk rating, which is a susceptibility score for the source, not a violation and not a finding of unsafe water.

This is the practical thing that separates Wonderland Homes from the private well acreage around it. You are not drilling and you are not owning a pump alone. You are a customer of a 258 connection utility, so ask for the current rate, the most recent system report, any capital or assessment plan, and written confirmation that the parcel is connected.

Sewer runs to a neighborhood lagoon

Wonderland Homes does not sit on private septic. The neighborhood has central wastewater collection through the Wonderland Homes system to its lagoon, held by Wonderland Homes Water & Service Co. as the Wonderland Homes Lagoon Sub Tract 1. State no discharge wastewater permit materials list Wonderland Homes Water and Service Company as a permitted facility, and board minutes from May 2023 reference a call to unplug the line to the lagoon, which is what you would expect for a maintained collection system rather than scattered individual tanks.

So the practical questions are not whether sewer exists but whether the specific parcel is connected, what the current sewer charge is, and whether any lagoon or collection line capital work is on the table. Ask for the connection status in writing, the current rate, and any planned system work or assessments before your inspection deadline runs.

Living here

This is a residential pocket in unincorporated Meade County near Black Hawk, which is itself unincorporated. There is no commercial strip inside it. Groceries, gas, the gym and the hardware run all happen in Black Hawk, Summerset or Rapid City, and residents get used to combining trips rather than making four of them.

The Census Bureau counts Wonderland Homes as its own census designated place, population 718 in 2020. Locally, and in every portal a buyer will search, it reads as a Black Hawk neighborhood. Both are true and only one of them affects your commute.

What homes cost here

I do not have a verified closed sale set for Wonderland Homes to publish, and portal sold lists are not a substitute. With two acre lots and houses nearly fifty years old, condition swings the price more than the address does, so I comp these one house at a time against updated and un updated examples.

Why buyers choose Wonderland Homes

  • Two acre examples with real yard space instead of a small subdivision lot.
  • A regulated community water system rather than drilling and owning a private well.
  • Established housing you can update, at a Black Hills address that is not new construction.

What to check at this address

Jurisdiction
Unincorporated Meade County, near Black Hawk. Black Hawk is unincorporated as well, so there is no city hall for either.
Water
Wonderland Homes public water system, PWS ID SD4600421. A privately owned community groundwater system serving a population of 750 through 258 service connections, per state information current to October 24, 2025.

Meade School District 46-1
  • Late 1970s examples mean roof, electrical, plumbing and mechanical ages all matter.
  • Water comes from a privately owned utility with 258 connections, so ask about rates and reserves.
  • The neighborhood owns and operates central water and wastewater infrastructure, so rates, reserves, lagoon and line repairs and any assessments all matter.
  • Nothing commercial inside the neighborhood. Every errand is a drive.

Shared water system

Ask for the current rate, the most recent system report, the reserve or capital plan and written confirmation the parcel is connected. On 258 connections, a well or main line replacement lands on a small customer base.

Association or district water and sewer

The neighborhood owns and operates both water and wastewater infrastructure, so rates, reserves, lagoon and collection line repairs and any assessments all hit your carrying cost. Confirm the parcel is connected to the central wastewater system and ask for the current sewer charge and any planned capital work.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Hail and roof age

On houses this age, ask when the roof was last replaced and whether it was a hail claim. The answer shapes both your inspection and your insurance quote.

Where the water goes

Walk the lot and look at how the ground falls away from the foundation, where the downspouts end and whether the low corner of the yard holds water. Ask a neighbor what the street does in a hard August rain.

Property taxes

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

Which school this address feeds

A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.

Special assessments

A privately owned utility can fund big repairs through rate increases or assessments. Ask what has been discussed in the board minutes.

Questions

Common questions about Wonderland Homes

Is Wonderland Homes on a well?

No. It is served by the Wonderland Homes public water system, PWS ID SD4600421, a privately owned community groundwater system with 258 service connections. Confirm the parcel is connected and ask for the current rate.

What does the moderate contamination risk rating mean?

It is a susceptibility rating for the source water in the state's system report, not a violation and not a statement that the water is unsafe. Ask the operator for the most recent testing results and inspection report.

Is there sewer?

Yes. Central neighborhood wastewater collection runs to the Wonderland Homes lagoon, not Rapid City or another municipal sewer system. Verify the account and connection for the exact property with Wonderland Homes Water & Sewer Co.

Is Wonderland Homes part of Black Hawk?

Locally and in real estate listings it reads as a Black Hawk neighborhood. The Census Bureau counts it separately as a census designated place with a 2020 population of 718. Both sit in unincorporated Meade County.

How old are the houses?

Older. Examples on Renata Drive and Lola Drive date to 1977 and 1978. That is a sample rather than a universal build year, so check the year on the specific parcel.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
