Conifer Circle and Blue Spruce Court, named for what grows out here, with quarter acre lots and houses underneath the pines. Timberline sits at the north end of Black Hawk, above Borden, and it is the most consistent group of houses in the area.

Consistent, which is unusual around here

Assessed values on the 97 improved parcels run from about $178,258 to $455,796, and the median is $248,563. Compare that with Borden, where the low end drops under $40,000. Black Hawk generally changes character parcel to parcel, and this plat does not.

For a buyer that means the comps hold together and a lender's appraisal is less likely to come in strange. It also means you are not going to find the bargain fixer here, because there are not many.

Lots and streets

The median parcel is about 0.25 acres and the larger tenth run near 0.39 acres. Timberline Road carries 34 addresses, Haas Lane 24 and Conifer Circle 18, with Blue Spruce Court, Fairway Drive, Jackie Street and Burr Court finishing it.

Timberline Road and Fairway Drive continue into Borden Subdivision, so an address on either street can belong to either plat. The parcel number settles it, and it matters if the covenant differs.

Before you write

The public parcel record does not name the water or wastewater provider for these lots. Ask the seller for the account and the current charge, and ask whether the road out front is maintained by the county or by the neighborhood, because that determines who plows it in February.

Get the recorded covenant too. Unincorporated ground is not divided into zoning districts, so the recorded covenant is usually the document that decides what goes in the side yard.

Meade County publishes no sale prices and the MLS files these under Black Hawk, so a plat level sold figure does not exist. The tight assessed range here does make a valuation conversation shorter than usual, and the actual closings for the street are available through the MLS when you are ready.

Two streets run into Borden Subdivision, so confirm which plat the parcel sits in and read that plat's covenant rather than the neighbor's.

Association or district water and sewer

Where the water or sewer is run by a homeowners association, a water user district or a sanitary district rather than a city, ask for the current rate, the last two years of board minutes, any pending capital assessment and the system's compliance history before you remove your inspection contingency. A shared system is a monthly bill and a share of the cost of the next repair, which is a different thing to underwrite than a well and a tank you own outright.

Snow removal on this street

Ask who plows Haas Lane or Conifer Circle. County maintenance and neighborhood maintenance are different answers, and one of them shows up on your bill.
