Peaceful Pines Road runs west out of Black Hawk and the lots get bigger the whole way. By the time you reach Ridgeview Drive the median parcel is around an acre and a half, the houses are set back off the road, and the pavement ends against ground nobody has platted.
Acreage, and the difference an acre makes
The median lot here measures about 1.42 acres in county parcel records. The smaller tenth are near 0.79 acres and the larger tenth pass 2.18 acres, so a Twin Pines Lane parcel and a Ridgeview Court parcel can be two very different amounts of ground.
An acre and a half is enough for a shop, a horse setup on some parcels and a real gap between you and the next house. It is also more driveway to clear, more fence to keep and more brush to cut back from the structures every summer.
Well and septic are live possibilities
Unlike the tighter plats in town, lot sizes here support onsite systems, so both a private well and a septic system are genuinely on the table. The public parcel record does not tell you which parcels have them.
Get the well log, the yield and a recent water test if there is a well, and the permit, the tank location and the last pumping date if there is septic. If the answer instead is a district or association system, ask for the rate and any pending capital assessment. These are the numbers that separate two houses that look the same on the listing.
The west edge means fire and wind
Being at the treeline is the reason people buy here and the reason insurance asks more questions. Ask for a current insurance quote before your inspection deadline rather than after, and look at defensible space around the structures while you are walking the lot.
The other thing about the west edge is weather. Wind comes down harder here than it does on the flat east of the interstate, and the last stretch of road is the last stretch to get plowed. Ask who maintains it.
