W Elmwood Drive and Northdale Drive carry 116 of the 169 addresses between them. The lots are about a fifth of an acre and they barely vary, which makes this the one part of Black Hawk that reads like a laid out subdivision instead of a collection of parcels that happened next to each other.
Small lots, and what that buys you
The median parcel is roughly 0.21 acres, with the middle of the range running about 0.18 to 0.27 acres. Compared with Borden across town or the acreage west of it, this is a mow it in twenty minutes yard, and the house sits closer to the neighbor's.
Uniform lots also mean the houses compare cleanly against each other. Fewer surprises in a valuation here than on a street where one parcel is four times the next one.
Assume central service, then prove it
One hundred sixty nine parcels at a fifth of an acre each is not ground that supports 169 individual septic systems, so treat central water and wastewater as the working expectation for this plat and then confirm it. The names to ask about are the Black Hawk Water User District and the Black Hawk Sanitary District.
What you want from the seller is the current account, the monthly charge and any assessment on the books. Those numbers go into your carrying cost the same as the tax bill does.

There is no published Northdale sale set. Meade County does not release sale prices, and the MLS reports these closings under Black Hawk or Rapid City rather than the plat name. Uniform lots make the comps easier than usual here, so ask me for the last several on Elmwood or Northdale Drive.
