West Elm Street, Wedgewood Drive, Redridge Drive, Sunset Drive, Oak Court. Twelve street names inside one plat, on the west side of Black Hawk where the ground starts leaning toward the hills. Lots run close to half an acre, so the houses sit apart from each other and the driveways hold more than two vehicles.
Half acre lots, and the spread around that
By Meade County parcel records, the median lot in Borden is about 0.41 acres. The smaller tenth sit near 0.28 acres and the larger tenth run past 0.71 acres, so a corner lot on Mountain Meadow Road and an interior lot on Candlewood Court are not the same purchase even at the same asking price.
That size is the reason a shop or a camper fits here and does not fit in a Rapid City subdivision. It is also why the yard work is a real Saturday from April on.
There is very little ground left
Of 173 parcels, 159 carry a house in the county class code and 7 are bare. The rest are exempt or commercial parcels. You are shopping resale here, not choosing a homesite, and the trees and fences are grown in.
Borden also touches Timberline. Timberline Road and Fairway Drive carry addresses in both plats, so a listing that says Timberline Road may be in either one. Check the parcel number rather than the street sign.
Get water and sewer in writing for the address
Nothing in the public parcel record tells you which system serves a given house. In Black Hawk the names you will run into are the Black Hawk Water User District and the Black Hawk Sanitary District, and some parcels sit on a private well or an onsite septic system instead. Half acre lots make a private septic system possible here, so this is a real question rather than a formality.
Ask for the current account, the monthly charge and any pending assessment before your inspection period runs out. If the answer is septic, add the permit, the tank location and the last pumping date to that list.

Walk the lot and look at how the ground falls away from the foundation, where the downspouts end and whether the low corner of the yard holds water. Ask a neighbor what the street does in a hard August rain.

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.
