Why buyers choose Wall
It is a complete town, which is rarer out here than it sounds. Wall School District 51-5 runs its own school. There is a Monument Health clinic on 7th Avenue. There is a grocery store, the Wall Food Center on South Boulevard. There is a library, a community center, a rodeo arena, a municipal airport and intercity bus service. Towns four times this size have fewer of those boxes checked.
The location is the other half of it. Interstate 90 runs through with two exits, the Badlands Loop starts right at exit 110 and runs south about seven miles to the Pinnacles entrance, and the National Grasslands Visitor Center sits two blocks off Main Street representing all twenty national grasslands. If you want prairie, hunting ground and open country with a functioning town attached, this is it.
And then there is Wall Drug, which is not a gift shop so much as a small economy. It runs about 70 year-round employees and adds roughly 120 more at peak, so something close to 190 people work there in July. In a town of 699, that is not a footnote.
Two towns, depending on the month
Wall is two different towns depending on the month. From Memorial Day to Labor Day the interstate delivers traffic, Wall Drug staffs up with local high schoolers, work campers, and H-2B and J-1 visa workers from Thailand, Kazakhstan, Mongolia, Jamaica and elsewhere, and Main Street is busy from morning to evening. From October to April it is a quiet prairie town.
That matters to a buyer in two directions. If you are buying to live here, understand that some of what you see in July is not there in January, and verify winter hours on anything you are counting on. If you are buying an income property, understand that the season is real and short, and that Wall Drug houses many of its own seasonal workers, which takes a chunk of demand out of the local rental market.
Census survey data shows a high vacancy rate here, and a good share of that is tourism and seasonal housing rather than distressed inventory. The town also runs a demolition incentive program for blighted property, which tells you something true about the age and condition of parts of the housing stock. Both facts are worth knowing before you assume either the best or the worst.
What homes cost here
Nineteen single family homes sold in Wall in the two years through August 2026, at an average sold price of $270,435, on two active listings. The twelve month figure is almost identical at $267,418, which for a market this small is about as stable as it gets.
Sold homes averaged 136 days on market and $146 a square foot. That combination, a steady average price and a long marketing time, is what a town with real housing and few buyers looks like in the numbers.
Given the demolition incentive program and the range of housing age here, condition drives price in Wall more than size does. On a specific house here, the comparable closings and a thorough inspection of what it needs are what settle a fair number.

Wall sits at a national park gateway on the interstate, which makes short-term rental a real proposition here, with a real seasonal ceiling.
The rules in detail
- Confirm any town short-term rental requirement or business license with the town before you buy on rental income. I have not confirmed an ordinance either way from the public record.
- Renting 10 or more days a year requires a South Dakota sales tax license, and state lodging licensure applies.
- The statewide 4.2 percent sales tax and 1.5 percent tourism tax apply, plus any municipal tax.
- The season here is genuinely Memorial Day to Labor Day. Underwrite on three good months, not twelve.
- Wall Drug provides housing for many of its seasonal workers, which is worth knowing before you assume workforce rental demand.
