How I Market a Luxury Listing in the Black Hills

A high-end home in the Black Hills does not sell itself, and it definitely does not sell from a phone snapshot and a sign in the yard. When I take a luxury listing, whether it is a mountain modern build in Piedmont or gated acreage outside Rapid City, the marketing plan is built before the sign goes up. As a Luxury Marketing Specialist, this is the playbook.

Photography that earns the price

Photography is curated to the home. Not every house peaks at twilight. I shoot each listing at the time of day and from the angles where it looks its best, morning light, high noon, or dusk, because I spent years learning the difference between a house that wants evening atmosphere and one that wants clean midday light. Drone and twilight work are in the kit and come out whenever they serve the home, usually to show the land, the views, and the setting that make Black Hills properties worth what they are worth. Interiors get proper lighting, not wide-angle distortion that buyers see through instantly.

Premium portal placement where it moves the needle

Standard syndication is table stakes. Beyond it, the paid placements are part of the toolkit: Zillow Showcase for an elevated, immersive presentation, Realtor.com Spotlight listings for added prominence in search results, and Homes.com's agent-branded marketing, where the premise is your listing, your lead, so the listing stays branded to me and buyer inquiries route to me instead of to other agents. Not every product belongs on every property. We look at where your buyer is actually searching and deploy what will move the needle for your home.

Video and story

Every luxury listing gets a property film, not a slideshow. The story of the home matters: the build quality, the materials, the way the property lives through a South Dakota year.

Distribution buyers actually see

My listings run targeted digital campaigns on Meta platforms aimed at likely buyers in the region and in the feeder markets where Black Hills buyers actually come from, including out-of-state relocations. This is not boosted-post guesswork. Campaigns are tracked, measured, and adjusted weekly, and my sellers see the numbers: impressions, clicks, saves, showing requests.
