Facts checked August 2026

Paved Hat Ranch Road climbs Redwater Hill about four miles south of Belle Fourche, and the houses on top are newer and large, set on open lots with scattered ponderosa pine. City planning records use two exact names, Hat Ranch Subdivision and Hat Ranch 2 Subdivision. The Butte County Community Wildfire Protection Plan describes the development as those two subdivisions, with one area inside city limits and city hydrant service in the documented portion.

Where it is

About four miles south of Belle Fourche on Redwater Hill in Butte County, reached by paved Hat Ranch Road, covering Hat Ranch Subdivision and Hat Ranch 2 Subdivision.

Two subdivisions, and jurisdiction that changes between them

Belle Fourche planning actions in 2024, 2025 and 2026 show ongoing replats and lot work in both Hat Ranch and Hat Ranch 2. Some Hat Ranch 2 parcels are explicitly City of Belle Fourche in current planning records.

Jurisdiction varies within the broader development, so this page does not call all of Hat Ranch city limits.

Utilities on the lot you are buying

Current and previous lot marketing documents city water, paved roads, roughly two acre examples and bring your own builder flexibility.

Current Hat Ranch 2 examples also support septic on individual lots and natural gas service. Treat both as address specific rather than development wide, and get the permit and the utility confirmation for the parcel.

Wildfire, because the county already wrote it down

The Butte County Community Wildfire Protection Plan names this subdivision and describes open lots with some ponderosa pine. That is a defensible space conversation and an insurance conversation, and it is better had before you are under contract.

What homes cost here

No verified closed sale set for Hat Ranch is available for this page, so no median and no price band appear here. Newer large houses and bare acreage lots are two different markets on the same hill, and averaging them would tell you nothing.

Recorded comparables only help when they come from the right one of those two markets.

Septic appears on individual Hat Ranch 2 lots. Get the permit, the as built and an inspection for the parcel rather than a development wide answer.

Who maintains the road

Hat Ranch Road is paved. Confirm who maintains and plows the interior street serving the lot, and whether the city or the county has accepted it.

New construction terms

On a build, read the builder contract for the allowance schedule, change order pricing, completion timeline and warranty, because the purchase agreement is the builder's, not the standard state form.

Covenants and HOA documents

Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.

Hail and roof age

Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Property taxes

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

Which school this address feeds

A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · Douglas School District 51-1 · Meade School District 46-1 · Spearfish School District 40-2 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
