Nisland

Nisland sits on US Highway 212 between Belle Fourche and Newell, in the irrigated bottomland the Belle Fourche reclamation project created. Belle Fourche is about 17 miles northwest, Spearfish about 29, Sturgis about 29 the other way, and Rapid City roughly 58. The state rebuilt the Nisland to Newell stretch of Highway 212 and the south junction in 2025, so the road out of here is in better shape than it has been in years.

The town is named for Nis Sorensen, who owned the original townsite. It belongs to Newell School District 09-2 and has no school building of its own, so students travel about nine miles to the Newell campus on Dartmouth Avenue. Historic school buildings may still stand in town, but nothing here operates as a school.

Water inside the town limits comes from the municipal system, which serves about 117 connections from groundwater. Immediately outside the limits it comes from the Butte-Meade Sanitary Water District or from a private well. A Nisland address does not tell you which, and that is worth settling before an offer rather than after.

One thing I will state precisely rather than skip. The town water system currently carries an open public notice reporting violation dated October 2024, along with some routine consumer confidence report and coliform monitoring items. None of those are health based findings, and older health based items on the record have all been resolved. It is paperwork, not bad water. But it is public, an inspector or a careful buyer can pull it, and an agent who tells you there is nothing on the record would be wrong.

Ground around Nisland sits inside the Belle Fourche Irrigation District, which means the same per acre assessment described on the Newell page applies here. It is levied by land class, payable in the spring, and it attaches as an enforceable lien on the property whether or not the owner irrigates. On any parcel here, confirm the district class and the acreage with the district office in Newell before writing.

One caution before any number. Nisland is in Butte County, which the Mount Rushmore Area MLS covers, and the search tool I have reads the Black Hills MLS instead. So what follows is one service out of two.

In that feed, one single family home sold in Nisland in the two years through August 2026, closing at $555,000 after 61 days, with one active listing at $850,000. Both are real, and neither tells you much. An average of one sale is just that sale wearing a suit, and the true count is higher than one because the other service is not in view. The two are merging shortly and this page will carry the combined figure then.

What does not depend on any MLS is the county record. Town lots, irrigated project ground and dryland are three different markets here, and the county file on whichever one you are shopping is the only comparison that holds.
